Sealant Selection Matrix: Choosing the Right Sealant for Every Building Joint
One sealant cannot handle every joint in a building. Curtain wall glazing, window perimeters and concrete expansion joints each impose different mechanical and weathering demands. This sealant selection matrix for building joints gives distributors and engineers a fast, defensible way to match product to application.
The Five Questions That Drive Selection
Before choosing a chemistry, answer five questions: How much movement will the joint see? Will the joint be exposed to UV? Does the substrate need paintability? Is structural strength required, or only weatherproofing? And what service temperature range applies? The answers narrow the field to one or two suitable chemistries.
Curtain Wall and Structural Glazing Joints
Structural glazing joints transfer loads — they need a structural silicone meeting GB 16776 or equivalent, with verified tensile adhesion to glass and aluminum. Weatherseal joints between curtain wall panels need UV-stable silicone with Class 25 or 50 movement capability. For these positions, silicone remains the reference chemistry because of its weathering resistance.
Window Perimeters and Door Frames
Perimeter joints experience modest movement but must resist water and air infiltration, and they are often repainted during renovation. MS polymer sealants are an excellent fit: they adhere well to most frames, stay paintable, and cure without solvent odour. Silicone works where extreme UV or long service life matters more than paintability.
Expansion Joints and Concrete Movements
Wide concrete joints on plazas, roofs and parking decks need high movement capability and good adhesion to concrete and steel. Here, movement class (25 or 50) is the first filter, followed by weathering performance. For joints with regular foot or vehicle traffic, specify a sealant rated for abrasion and keep the depth-to-width ratio at about 1:2 with a backer rod.
